A building may take several years to design and construct, but it can remain in operation for decades. Despite that difference, project teams often focus their BIM effort on design coordination and construction, then leave the model behind when the keys are handed over.
That is a missed opportunity. When operational requirements are considered early and the final information is prepared carefully, a BIM model can help facility teams find asset data, understand systems and connect maintenance work with the building itself.
Handover Should Transfer Usable Information
Traditional handover packages can contain thousands of pages spread across manuals, drawings, schedules and supplier documents. The information may exist, but finding the correct document for a particular asset can still take time.
BIM can provide a structured point of access. Equipment in the model can be connected to information such as manufacturer details, maintenance requirements, warranties, technical documents and locations. The model does not replace every document; it helps people understand where information belongs and retrieve it in context.

- Verified as-built information
- Links to relevant manuals and supporting documents
- Searchable parameters that reflect operational needs
- Clear ownership and procedures for future updates
Information quality matters more than volume. Unverified or inconsistent data can reduce trust in the whole system.
Training Is Part of Digital Handover
Facility staff should not meet the operational BIM environment for the first time on handover day. Involving them earlier allows the team to test whether information can be found, whether terminology makes sense and whether proposed workflows match actual responsibilities.
Hands-on training should use realistic tasks: locating equipment, finding a maintenance document, reviewing an issue, identifying an asset on site and understanding which information must be updated after a change.
This turns BIM handover from a file-delivery exercise into a capability transfer.
Skills Developed Earlier Support Better Handover
Operational BIM depends on decisions made throughout the project. Model authors need to understand element properties and information structure. Coordinators need to manage consistency. Contractors and suppliers need to provide accurate records. Facility representatives need to communicate what they will require later.
